 We have done room additions in the warmer times of the year for  years.
We will only add an addition if we can feel that the new project will be an 
asset to the home and not look like a cheaply built room that has been
 quickly built by a subcontract crew. Properly designed and built a room 
addition can be  a very practical way of gaining much needed living 
space at a reasonable price and prove to be a very wise investment.
  Poorly designed and built they can not only be troublesome
 but can also greatly decrease the value of a home.

Brick room addition.
All the Pella casement windows operate. This makes it possible for the 
home to have a total year around air conditioned  family room but also 
have the ability to open the entire room up much like a 3 sided screen
 in porch to enjoy the cool breezes of a picture perfect weather day. 
Unlike a double hung window that only allows less than half it window
 area to ventilate a casement opens up the entire casement area for
 ventilation purposes.  The four Velux also open up to further ventilated 
the room. There is a large family  sized deck on the 
other side. of the room. 

This room has a heavy glue laminated ridge beam & triple reinforced 
top 2 x 6 wall plate to carry the roof load. 
 The owner did not want collar beams disrupting the openness of the cathedral  ceiling. 
The entire room is covered in select redwood. Not shown is a beautiful tile floor. 
This is a very restful room.

This addition made it possible to take a ordinary master bedroom 
bath and create a SPA retreat with a 2 person whirlpool tub. It has given
 the retired 
owners many hours of relaxation. 
  The home resides  
in a zero lot line subdivision. 

This addition houses a nice size master bedroom with a 
walk in closet and a full bath. 
The bath has a shower, custom vanity
and  a 6 foot/whirlpool tub.
A good investment by a smart homeowner. 
We also installed vinyl siding on the entire home.

The solid cedar siding has been left to turn 
its natural color.  The room also has very high quality
 Pella casement windows. All windows operate for
 complete ventilation on nice days.

This photo shows the rear of a brick home before 
we added a new master bathroom suite..
The home owner realized that a 
weak point of this  fine home was the 
lack of a master bathroom. 
So they contacted us about constructing one. 

This is a view of the finished room.   This bathroom has 
a full tub/shower,  a large custom built vanity and a nice size
walk in closet.   We installed copper coil radiant heat in the floor. 
This new zone was hooked up to the existing boiler in the basement. 
In keeping with the home's architecture we reused the 
|existing window. 
The home owner later put new  landscaping in.  
Not only has the home owner enjoyed their new master bathroom
but the value of their home has also been greatly increased.

 

We built the dormer on the roof of this house to crate a
master bathroom/dressing room for the upstairs master bedroom.
The room also has a very large Mr. & Mrs. closet.
This project greatly increased the family potential 
of this nice 1930's home. 

This room  was near completion when this photo was taken. 
The room is used as a hobby room for a model train collector. 
Fewer Andersen windows where used do to the fact he needed 
a lot of interior wall space for his collection. I framed the end
 wall (foreground of picture) with openings for windows in case
 the owner would ever like to convert his hobby room to a 
family room. This was a no cost extra that would be very costly
 to do at a later date if more windows were ever  wanted. 
This room has provided the owner with many happy moments.  

 

This stone veneer family room was added to the
 typical rear facing existing family room.   We built a special 
trussed header system to support the load bearing 
second floor wall/floor system. By doing this the
 two  rooms became one extremely large 
family/gathering  room.  The room has a separate 
furnace/air conditioner with in floor registers
for complete climate control. It also contains a fully equipped
 wet bar. We later built a redwood deck on 
the far side if the room This
photo was taken at the
 end of construction. The final stain coat & landscaping/
patio for the home was yet to be done by the home owner.
